Dear Homeowners and Residents,

The Blackstone HOA 2023 Annual meeting was held on Jan 8^that the clubhouse. We had 27 homes represented, the quorum was 70 to hold an
election which was not met. The 2023 Board members will continue to serve the
community in 2024 with the following changes.

  Leng Ling who decided to take a break after serving the community as the
  Treasurer for 2 years.

  behalf of the board and the community, we would like to thank Dr Ling for
  the service to the community.

  addition, we have two new volunteers who came forward to help us and we

Key Topics and Initiatives Discussed during the meeting

• Budget
• HOA
  dues to remain at $600 for 2024 (No increase for over 20 years)
• However,
  with increasing costs and increased maintenance and future needs,  the board will discuss the
  sustainability of the current dues
• Trash
  Services
• Board
  will revisit and shop for better rate for the services or possibly
  include trash as part of HOA dues
• Request
  for Pickleball Court
• A
  few residents have requested to consider adding pickleball to our current
  amenities, the board is currently reviewing this request
• Holiday
  Lightning
• Suggestions
  were made to improve the holiday lightning
• Speeding
  and Cleaning Up after pets
• Residents
  raised about these two civic behavior issues
• Architectural
  Improvements
• Allow
  homeowners to consider latest and modern designs (exteriors) for their
  future improvements to increase the appeal of the community as a whole

  Events under considerations
• We
  plan to bring back community events like Pool Party, Halloween Parade/Pizza Party,
  etc

  a monthly/quarterly meet-n-greet event
